More sales. A different mix.

The annual comparison is also a composition check: larger reported building area helps explain why the median price rose while price per square foot eased.

What the record says

Three findings.

  1. 01 · Activity returned

Twenty transfers made 2025 the recent five-year high, but one active year does not establish a new norm.

  2. 02 · The mix changed

Two-family properties carried the higher total-price median; smaller 1-family townhouses led per square foot.

  3. 03 · Use the longer lens

A/A′ was the only LPC family to clear the annual reporting threshold, with a limited sample of six. The five-year report provides the sounder family comparison.

How this report was built

This report summarizes qualifying deed transfers through the end of 2025, reconciled from NYC DOF and ACRIS records. The reported tax-class proxy does not verify current legal use. LPC families combine mirrored primed and unprimed variants and describe façade and fenestration—not floor plan, condition or value rank.

Small samples and resident privacy

Cells below five are withheld. Subgroup samples of five to nine are labeled limited. No addresses, owner names, courts, exact transfer dates, parcel identifiers or address-to-house-type matches are published.
