How to read 2026
A count, not a price trend.
With this sample size, no 2026 median is presented as a market benchmark. For context, first-half 2025 recorded a $1.500 million median sale price and $1,164 median per recorded square foot.
Five fewer deeds show lower transaction volume—not, by itself, a change in value.

How square footage was handled
Price per square foot uses city gross building area from PLUTO 26v1. Marketing cited 1,960 and 2,625 square feet for the two larger houses; those figures remain context because lower levels, attics and extensions may be counted differently.
A note from Lauren
The record gives us a shared starting point.
Sunnyside Gardens townhouses belong to one coherent plan, yet they do not live—or trade—as interchangeable homes. Light, condition, circulation, lower-level utility and the relationship to outdoor space all shape the experience of a particular house. The figures above provide context; careful reading still happens one house at a time.

How this report was researched
DOF rolling sales and ACRIS deeds dated January 1–June 30, 2026 were matched to row houses in the LPC-designated historic district. Nominal, partial-interest, known non-arm’s-length, apartment, condominium and out-of-scope transfers were excluded. PLUTO supplies the consistent gross-building-area measure; sale-time marketing is used only where available and attributed. Public addresses are included, but owner names are not.
