Jefferson Court

Forty-eight row houses form three elevated, U-shaped mews courts whose primary facades face inward toward shared gardens.

Plan and composition

How the Court Is Organized

Jefferson Court occupies the central portion of the block between 39th Avenue, 49th Street, Skillman Avenue and 48th Street. Unlike the more traditional perimeter courts, its houses are arranged perpendicular to the street in three horizontal U-shaped groups.

The front facades face the garden courts and carry 48th Street addresses. Rear and end conditions address 49th Street, where several buildings also have alternate addresses.

Landscape and circulation

Gardens, Paths and Shared Space

Each elevated mews is set behind a brick retaining wall and reached from 48th Street by brick steps with stone or cast-stone treads and metal railings.

Garden paths differ slightly among the three mews, while through-block service driveways run between the building groups from 48th to 49th Streets, separating pedestrian garden space from rear access.

What makes it distinctive. Jefferson Court turns the public face of the row house inward. Its elevated mews, enclosing brick rows and carefully separated service access create one of Sunnyside Gardens' clearest garden-centered residential compositions.
