The market reset higher. With 15 fewer transfers, the recent chapter carried a 19.6% higher median and a 7.7% higher median price per square foot.
- 02 · Property mix
The shift was broad, not uniform. Every reportable property-use category moved higher; the recent 3–4-family result remains a limited sample of six.
- 03 · Architecture
The three largest LPC samples moved higher. I/I′ (n7) and R/R′ (n6) also clear the decade threshold, but both remain limited samples.

Methodology, definitions and privacy
The analysis reconciles qualifying NYC Department of Finance and ACRIS deed transfers completed from 2016 through 2025. Prices are nominal. Reported property categories use tax-class data as a descriptive proxy and do not verify current legal use.
LPC families combine mirrored primed and unprimed variants and describe façade and fenestration rather than floor plan, condition or value rank. Cells below five are withheld. Subgroup samples of five to nine are labeled limited. No addresses, owners, parcel identifiers, exact transfer dates, court rankings or address-to-type matches appear.
