What the record says

Three findings.

  1. 01 · Activity moved in clusters

Annual transfers ranged from nine to 20, with the period’s highest count and highest median both arriving in 2025.

  2. 02 · Scale shapes the metric

Larger two- and 3–4-family properties posted higher total-price medians; 1-family townhouses led per square foot.

  3. 03 · Scale is visible in the LPC lens

G/G′ carried the highest total-price median and lower price per square foot, consistent with its larger reported scale.

How this report was built

The cohort uses qualifying NYC DOF and ACRIS deed transfers completed from 2021 through 2025. The reported tax-class proxy does not verify current legal use. LPC families combine mirrored primed and unprimed variants and describe façade and fenestration—not floor plan, condition or value rank.

Small samples and resident privacy

Cells below five are withheld. Subgroup samples of five to nine are labeled limited. No addresses, owner names, courts, exact transfer dates, parcel identifiers or address-to-house-type matches are published.
